I’ve got number 2 red oak wood floors everywhere except the bathrooms and kitchen, 4900 sf of floor. I’d hate to think what that would cost to replace.

If it's real, nailed down, stained and sealed after installation you don't want to know. Even having them refinished is a large chunk.

It's mostly the product but the labor is hard work. It brings a premium.

A crew of 6 men did my home and they worked steady and hard.
