With the destruction of property comes higher prices. Cause there will be less of it to be readily sold
More for the ones standing but maybe not for the properties burnt down.
I don't see how I would want to pay more for land that has been burnt but I see your pointand you could be right.

So why is Crestview in a higher crime color according to that map in you all's opinion?
Is it a bigger/major cityin the Panhandle?

I'm still wondering why folks are still building wood-frame homes when we know
that they take more damage and attract critters that damage them...
Termites, Fire & Hurricane do heinous things to woodframe homes...
where concrete block or concrete/rebar take much more punishment before failing.

A properly built concrete/rebar home has awesome R-value and little fire potential.
And if planned properly on high, solid ground, a Cat-5 ain't gonna bother it.
They guy who built the Dome Home on PBeach had the right idea,
just the wrong location...should have done it in Gulf Breeze/Midway on a high point...
he wouldn't have had any flooding during Ivan...
of course the right windows & doors would have solved that as well...
he needed better than sliding glass doors...lol

And let us not forget the Zombie Proof nature of concrete/rebar ;)

I’ve got a couple from Tennessee chomping at the bit to buy a vacant lot that I’m waiting on the surveyors to get done with. I’ve got to know how much land is there to set a price

I'm privileged enough to have been a helper with the steel framing on the Pensacola Beach dome home. It was my first house with that company. I helped build the front stairs and install those sliding doors and the windows and the sky light. Rappelling down the side after installing the sky light was fun.

Btw, that framing company was completely illegitimate and running with no insurance. They went out of business and still owe me my last paycheck. But I had a great time and I learned a lot. When I bought my house, you bet your ass, it was concrete block on a concrete slab. Wood should be illegal to frame with.

    How do you set price?
Based on what ( aside from location ).

I am trying to discern how do I not get ripped off as a buyer?
The 6.52 acres set for 6K per acre is on the same road as a 40 acre that sold 2 years ago for 2.5K
It may even be the owner of the 40 acres selling a parcel now for the 6K per acre.

In Maine I had multiple properties and acerages officially appraised and the cost of the appraisal was always recoverd in the asking AND selling price.
Just make sure the appraisal is "apples to apples" and in the same area. --- SAWMAN
